The Three Parts That Usually Fail

Nearly every cistern fault comes from one of three parts: the outlet valve, the inlet valve or a worn seal, and each shows a different symptom.

  1. Outlet valve

this valve keeps the water in until you flush. A worn washer lets water dribble into the pan, and the cistern then refills itself all day.

  2. Inlet valve

this valve fills the cistern again after a flush and shuts off when the float hits its level. Worn or scaled up, it fills slowly or runs on without stopping.

  3. Seals

the rubbers joining cistern to pan, and pan to floor drain, harden and weep as they age.

Two symptoms point back at those parts. A weak flush usually means the water sits too low in the cistern, the jets under the rim are blocked, or the button sticks. A cistern that never fills, with the supply on, suggests a worn inlet valve, a float set badly or a stop tap that is not fully open.

Homes here mostly went up after 2000, so the cisterns are modern plastic units and replacement parts are easy to source. A running cistern is a slow leak you pay for on every Urban Utilities bill, and our running toilet guide goes deeper on the diagnosis.

Toilet Repairs for Owners and Tenants

Queensland lets anyone with the know-how swap three cistern rubbers without a licence. The QBCC's unregulated list names the drop valve washer, the float valve washer, as well as the suction cup rubber, and the work still needs to comply with the standards.

Every other toilet job is minor work, so a QBCC licensee does the repair, with no permit and no paperwork.

Renters hold a stronger card. Queensland tenancy rules class a blocked or broken toilet as an emergency repair. The owner or manager carries the duty to keep the premises maintained, and the tenant reports faults promptly.

Census figures put the townhouse and semi-detached count at 390 among 2,533 dwellings. Plenty of loos here belong to someone other than the person flushing them, so the emergency repair rules get exercised often.

Silent Leaks and Sewer Smells

A leaking loo shows in three places, and each one points to a different part: the cistern body, the floor around the base and the supply join.

  1. Damp between cistern and pan

the rubber joining the two has failed, and it seeps with every flush.

  2. Water on the floor at the base

the prime suspect is the seal on the pan connector, though a cracked pan does the same.

  3. Wet at the supply end

the mini stop, the small tap on the supply line, or the braided hose that feeds it is weeping.

A sewer smell carries its own message. The ring sealing the pan into the floor drain can go hard or move. The reactive clay in this creek-side ground swells and shrinks, enough to shift a pan on its seal over the years.

One check catches the quiet ones. Put a little food colouring in the cistern and leave the loo unflushed; colour showing up in the bowl means a leak. A flush afterwards clears it, because the dye leaves no stain on ceramic.

Repair a Toilet or Replace the Cistern

The price of a toilet repair turns on which part wore out and whether the china has cracked. Access matters too, along with how many bits we replace in one go. You get the price in writing as a fixed quote once we have inspected the job.

Bathrooms along Beams Road and the newer estates are compact, so some cisterns sit with very little clearance behind them.

  1. Cracked china

a crack in the china ends the repair option, and replacement starts there.

  2. Repeat visits

a loo needing its third repair inside a year often costs less to replace, and we call that one as we find it.

  3. Certification

any new cistern or pan carries WaterMark certification, which the law requires for installation, plus registration with WELS (Water Efficiency Labelling and Standards).

One bill note: Urban Utilities' concealed leak relief does not cover water a running cistern wastes, so a silent leak is money gone for good.

Toilet Questions Answered

Call (07) 3523 6417

What makes a toilet keep running after a flush?

The usual culprit is a worn outlet washer. Water dribbles past it and the cistern keeps refilling to cover the loss, which shows on your Urban Utilities bill. An inlet valve that never shuts off causes the same symptom on its own.

Why does my toilet smell of sewage?

The seals where the pan meets the drain have usually gone hard or moved, letting sewer air into the room. We inspect the pan connector seal and renew whatever has worn.

Why won't my toilet flush properly?

A weak flush has three usual causes: water sitting too low in the cistern, jets under the rim blocked by scale, or a button that sticks. We identify which one on the spot.

Can I fix a leaking toilet myself in Fitzgibbon?

Yes, but only inside the cistern. The QBCC's unregulated list covers the washer on the drop valve, the washer on the float valve, plus the suction cup rubber. Every other toilet repair needs a licensed plumber, and the standard still applies to any work you do.

Can a cracked cistern or pan be repaired?

No. Cracked china cannot be mended, so the cistern or the pan gets replaced. No washer fixes a fracture, and we will say so plainly when we see it.
