Fitzgibbon Same Day Plumbing team and ute

We look after homes across Fitzgibbon and take on the whole range of tap and toilet plumbing, from one tired washer to a full set of estate mixers. Here is what the drip means, what you may legally touch yourself, and how a visit runs.

Washer Taps and Ceramic Disc Mixers Compared

A washer tap shuts off with a rubber washer pressing onto a valve seat, while a mixer closes on a ceramic disc cartridge inside the body.

The two types feel different in the hand:

  1. Washer tap

two handles, hot and cold, each turning several full rotations. The spindle screws the washer down onto the seat to stop the flow.

  2. Mixer tap

one lever blending hot and cold, usually a quarter turn. Two ceramic discs inside the cartridge slide together to seal.

A jumper valve is the small part at the bottom of a washer tap's spindle, and it carries the washer onto its seat. When the discs in a cartridge wear, the entire cartridge is swapped for a new one, matched to the exact model, because sizes differ between brands.

Where the Leak Shows and What It Means

Water dripping from the spout while the tap is shut tight means the sealing part has failed; leaks at the handle or the base point somewhere else.

  1. Spout

in a washer tap, a worn washer or a seat eaten by corrosion; in a mixer, a failed cartridge.

  2. Handle or spindle

water appearing there while the tap runs points to a worn O-ring or spindle seal.

  3. Base or under the bench

worn O-rings, a fitting that needs tightening, or a crack in the body itself.

A handle that turns stiffly, even while the tap still holds water, usually means the cartridge or spindle is worn or has grit in it.

An isolation valve lets us shut one fixture without turning off the whole house. Taps without one mean the stop tap at the meter gets closed first, turned clockwise, after checking that nothing like the hot water system depends on that supply.

A cistern that trickles between flushes is a different fault, which the toilet repairs page covers separately.

Tap Repairs for Owners and Tenants

Queensland law splits tap work by task, and only one tap job sits on the QBCC's unregulated list. The jumper valve or washer inside a tap may be swapped by a capable householder, provided the finished job complies with the standards.

Everything else on a tap needs a licence. Cartridge and spindle work, seat repairs and fitting a whole new tap all sit outside that short list, and the QBCC guide uses a tap replacement as its own example of licensed work. These repairs count as minor work: a licensee carries them out, and no permit or paperwork stands between the call and the start.

Renters report the fault, and Queensland tenancy law makes the owner or manager responsible for keeping the place in good repair for the whole tenancy. A tap repair is not on the state's emergency list, which makes it a routine job: the tenant reports it and the owner or manager arranges the fix within a reasonable timeframe.

If nothing happens, Form 11, the notice to remedy breach, starts a clock of at least seven days for the owner or manager.

What Decides Repair or Replace

The price turns on the tap, the part it needs, the condition of the seat and body, and whether an isolation valve sits within reach at the fixture. A fixed quote after we inspect the job settles the figure.

Repair stops being the answer when:

  • the body is cracked or corroded heavily;
  • the seat is too damaged for a new washer to seal against;
  • the leak persists once new parts have gone in.

Once the body goes, a replacement tap usually costs less than a third repair visit. Choosing and fitting new tapware is covered by our tap replacement guide.

What Fitzgibbon's Young Housing Means for Taps

Houses here are mostly twenty years old or younger, so worn seals and tired cartridges outnumber corroded pipework as the faults we find. The area grew by an estimated 8.6 per cent between 2020 and 2025, and area-level approvals added just six dwellings in 2021-22, so most taps in the suburb are still the ones the builders fitted.

That youth cuts both ways: the fittings have had light use, but the first batch of builder-grade mixers is now reaching the age where cartridges and O-rings let go. A street like Carselgrove Avenue, built out with the rest of the estate, can carry the same tired cartridge in half a dozen kitchens at once.

A drip under a basin can also come from the braided hose behind it rather than the tap, which our flexi hose replacement page covers.

Fitzgibbon Tap Questions Answered

Call (07) 3523 6417

What is the fix for a dripping tap in Fitzgibbon?

The fix depends on the tap. Washer taps need a new washer or a seat repair; mixers need the correct replacement cartridge. Queensland allows a householder to swap only the tap's washer or jumper valve, and a licensed plumber handles the rest.

Why does my tap keep dripping after I close it?

The sealing part has worn out, or the seat underneath has been damaged. A washer tap fails at its washer or a corroded seat; a mixer fails at its cartridge. New parts in a sound body fix it.

Is a washer swap legal DIY work in Queensland?

Yes, but only that one task. The QBCC classes a tap's jumper valve or washer as unregulated work a householder may do, provided the result still complies with the standards. Cartridges, spindles, seats and whole-tap replacements need a licensed plumber.

What does a leaking tap repair cost in Fitzgibbon?

Several things drive it: the tap type, the part required, any seat or body damage, whether the fixture has its own shut-off, and how many taps need work. The figure lands in a fixed quote once we have looked at the job.

How much water does a dripping tap waste?

Thousands of litres, and the drip rate plus how long it runs unchecked set the total. The loss lands on the owner's water bill, because the utility's concealed leak adjustment does not cover water lost through leaking taps.
